Our Real Estate ESG Objectives

Growth of sustainable investing:
Our Real Estate ESG Objectives

Our focused platform and business model allow SUMAC to execute real estate investment strategies. Our primary responsibility is to maximize the financial return of our clients’ investments.

In assessing risks and opportunities regarding Environmental, Social, and Governance (ESG), we remain focused on the financial outcomes of our decisions as well as the social, environmental impact, and economic implications of all the choices we make.

By taking a well-disciplined approach to ESG, we can successfully balance our social and environmental responsibilities while meeting the needs of our clients and fulfilling our fiduciary obligations. We integrate ESG into all phases of the investment management process.

Why invest in Sustainability?

Sustainability is a clear competitive differentiator to attract and retain tenants, reduce operating costs, and increase long-term growth potential. Investors are now discovering how it plays an essential role in managing volatility and broader financial performance. We strive to be an example of positive environmental change while delivering attractive returns for our investors and to making a positive impact on the communities in which we invest.

As the market moves more towards sustainability, investors in “green” buildings will obtain the benefits of increased rents, sale values, and returns. Sustainability will secure the validity of their investments for years to come and mitigate downside risk.

Why invest in Real Estate?

Holdings that belong to the same market tend to share similar behavior — they have a high correlation with each other. In a market environment where it has become increasingly challenging to earn high-quality returns in stock and bond markets, a well-diversified portfolio will often also hold alternative investments, potentially lowering your portfolio’s overall correlation.

While there are a variety of alternative investments available, one of the most critical options in the alternatives space is private real estate offerings. Investors considering diversifying into real estate will find it interesting to know that it comprises the world’s largest alternative asset class. The types of underlying assets in real estate investment include multi-family, office, industrial, retail, and hotels; it can also include self-storage, and senior housing, among others.

Real estate investors can expect to earn returns through a combination of an increase in property value, annual revenue, and appreciation realized at the sale. Overall, real estate investments offer an excellent high-value risk- return profile.

What is the difference between investing in REIT vs. Private Equity Real Estate?

Real estate investment and real estate investment trusts (REITs) are used when diversifying a long-term investment portfolio. A private equity real estate allows investment in equity and debt holdings in property assets. Using an active management strategy, private equity real estate takes a diversified approach to property ownership. General partners invest in a variety of property types in different locations, which can range from new development and raw land holdings to complete redevelopment of existing properties or cash-flow injections into struggling properties.

A REIT is a corporation, trust, or association that invests directly in income-producing real estate and is traded like a stock.

How do you qualify sustainable Real Estate projects?

Our team has extensive sustainability experience with the market knowledge and technical expertise to identify, acquire, and develop real estate projects to meet our sustainability goals. Our investments always seek certification from the Global Real Estate Sustainability Benchmark (GRESB).

GRESB is the leading environmental, social, and governance (ESG) benchmark for real assets. Working in collaboration with the industry, GRESB defines the global standard for sustainability performance in real assets, providing standardized and validated ESG data to the capital markets.
